What should I eat for dinner tonight? Heat up something from Trader Joe's? I bumped into my neighbor Judi in the elevator. She's a chef. Wonderful aromas are always wafting down the hallways from her kitchen. She's also a food stylist. Some stylist fake food to look good in print but are not actually edible. Scoops of Crisco oil to simulate ice cream. Turkey cooked with a blow torch to simulate a quick brown crispy skin on the outside but raw on the inside, hot iron used to sear grill marks on steak. But Judi cooks everything for her shoots to taste good. She made some extra stuffed veal chops for tonight's William Sonoma assignment and asked if I wanted to try some. Sure!
And left outside my door was a 624 page telephone sized proposal from the new owners of our building called a "red herring". And why it's called a red herring is pretty dumb. Red herring in finance, is a preliminary prospectus for an offering of stock, so called for the notice in red type required by law at the top of the front page. I'm already confused.
THIS IS A PROPOSED OFFERING PLAN ("RED HERRING") TO CONVERT THIS BUILDING TO A CONDOMINIUM.
IT HAS BEEN SUBMITTED TO THE NEW YORK STATE DEPARTMENT OF LAW, INVESTMENT PROTECTION BUREAU. CONDOMINIUM UNITS MAY NOT BE SOLD OR OFFERED FOR SALE UNTIL THE OFFEREING PLAN IS FILED WITH THE DEPARTMET OF LAW.
THIS IS A NON-EVICTION PLAN. NO NON-PURCHASING TENANT WILL BE EVICTED BY REASON OF CONVERSION TO CONDOMINIUM OWNERSHIP
It's a history of the building, of the new owners, a layout of each apartment, of the proposed changes to the building. So skimming through it as much as I could. What I gathered is that I don't think I can be evicted but I can certainly be priced out. Once this plan is approved, I have 90 days to decide if I want to purchase my unit and get my finances and 20% downpayment ready. The insider price is only 5% less than market. My unit is listed at $555,275.00 for a 634 sq.ft one bedroom. That is a lot of money. I was hoping for around $350K. So it looks like Jersey City here I come. But at least my apartment is 2 sq. ft. larger than my neighbors. Ha.
